the southeast corner of lands conveyed to Ronald Case by deed recorded in Erie
County Clerks Office in Liber 9642 of Deeds at page 658; Running thence
northwesterly along the east line of said lands of Case at a bearing of N31º-57’-10”W
a distance of 160.00 feet to a point; Running thence northeasterly at a bearing
of N58º-02’-50”E a distance of 160.00 feet to a point; Running thence
southeasterly at a bearing of S31º-57’-10”E a distance of 160.00 to a point
along the northerly line of East River Road a dedicated 99 foot wide
right-of-way; Running thence southwesterly along the northerly line of said East
River Road at a bearing of S58º-02-50”W a distance of 160.00’ to the point
or place of beginning.

southeasterly at a bearing of S31º-57’-10”E and being a prolongation of the
easterly line of Case a distance of 99 feet to the true point or place of
beginning of this description; Running thence northeasterly along the southerly
line of East River Road at a bearing of N58º-02’-50”E a distance of
160.0’ to a point; Running thence southeasterly at a bearing of S31º-57’-10”E
a distance of 55 feet more or less to the shoreline of the Niagara River;
Running thence southwesterly along the shoreline as it meanders a distance of
160.0 feet more or less to a point on the eastern prolongation of lands of Case;
Running thence northwesterly at a bearing of N31º-57’-10”W a distance of 43
feet more or less to the point or place of beginning.
